Hunterdon County NJ Real Estate Market Update – April 2026

The Hunterdon County real estate market continues to show strong activity as we move into spring 2026. Whether you’re considering buying or selling, understanding current trends can help you make more informed decisions.


Market Overview

Winter in Hunterdon County this year was more intense than in prior years, which led to a delayed start to the spring real estate market. As a result, while inventory began to build slightly in February, much of the expected activity was pushed into March as listings originally scheduled for February came to market later than planned.


Inventory Levels

Inventory in Hunterdon County increased from 2.58 months of supply to 2.83 months.

This means that if no additional listings enter the market, existing inventory would be fully absorbed in approximately 2.83 months. For reference, a balanced market is typically considered to have 6 months of supply. Figures below that indicate a seller’s market, while higher levels would indicate a buyer’s market.

Towns gaining the most inventory on a percentage basis included:

  • Glen Gardner
  • Delaware Township
  • Town of Clinton (distinct from Clinton Township)
  • East Amwell
  • Stockton

Towns experiencing the largest decreases in inventory included:

  • Milford
  • Lebanon Township
  • Hampton

It’s important to note that many of these municipalities are relatively small, so a limited number of transactions can result in large percentage changes.


Home Prices

Home prices continue to average around $660,000 across Hunterdon County, though values vary significantly by municipality.

In March:

  • Highest average prices were seen in:
    • Delaware Township ($1.14M, 1 sale)
    • Readington Township (~$1M average across 7 sales)
    • Franklin Township ($920K, 1 sale)
  • Lower average prices were seen in:
    • High Bridge ($315K, 1 sale)
    • Lebanon Borough (~$398K average across 4 sales)
    • Union Township ($425K, 1 sale)

What This Means for Buyers

The start of the spring market is always an exciting time in real estate. Buyers who have been waiting for more inventory are beginning to see additional opportunities.

However, affordability remains an important factor. Interest rates dropped to around 6% in late February, but have since increased to approximately 6.5%. This shift reduces buyer purchasing power by an estimated 5–7%, and is something to monitor closely moving forward.

As a result, buyers need to be strategic, well-prepared, and ready to act when the right opportunity becomes available.

For those considering specific areas, Clinton Township continues to be one of the most competitive and desirable markets within Hunterdon County.


What This Means for Sellers

Sellers in Hunterdon County continue to be in a strong position due to limited inventory and consistent demand.

That said, reduced affordability has impacted:

  • The ability to push pricing aggressively
  • The number of offers on some properties

When homes are properly priced and positioned, however, sellers are still achieving strong results in today’s market.
